Terms and Conditions of Tenancy


  1. The person making the booking must be an adult and accompany the party.
  2. The accommodation must not be sub-let and except as may be arranged with the proprietors, only the party booked and the number there-of, may occupy the premises.
  3. The accommodation must be left in a clean and tidy condition. The proprietors reserve the right of access to the flat for checking and maintenance at any time. Every consideration will, of course be given to the privacy of the tenants. The proprietors reserve the right to make a claim against breakage, loss or damage to the property however caused, reasonable wear and tear excluded.
  4. No liability can be accepted for any personal injury or loss or damage to tenant’s property and that cover should be secured by the tenants insurance.
  5. In the event of a cancellation of a booking every effort will be made to re-let. However if it is not possible to re-let the property, the full amount, exactly as if the accommodation had been occupied will be claimed. It is not uncommon for flights and sea crossings to be cancelled because of adverse weather conditions in summer. We therefore strongly advise all travelers to cover such eventualities by obtaining holiday travel insurance.
  6. All bed linen and towels with the exception of beach towels will be provided.  In addition where bathrobes and slippers are provided during your stay, should in the event of any bathrobes go missing or inadvertently taken a charge of £40.00 per robe will be made.
  7. A deposit of 20%. Per week is required to confirm a booking. Deposits are non refundable if bookings are cancelled.
  8. The apartment is available from 3pm on the day of arrival and must be vacated by 10.00am on the day of departure.
  9. Luggage may be delivered upon arrival or left while awaiting sailings or flights.
  10. We operate a strict “No Smoking” policy.
  11. We regret we are unable to take pets.
  12. We are unable to take children under 10 years of age.
  13. Settlement of Accounts is to be made by cheque or cash two months before holiday commencement date. We do not accept credit cards.

Terms and Conditions


A booking is made on the receipt of the required deposit and a legally binding contract will exist between the person making the booking and the Santa Maria Guest House. The person making the booking shall be an adult and as such will be liable for all payments and responsibilities including those of group or family members.

  1. A deposit of £50.00 per person per week or part week is required to confirm a booking. Deposits are non refundable if bookings are cancelled.
  2. Rooms are available from 1pm on the day of arrival and are to be vacated by 10.00am on the day of departure.
  3. Luggage may be delivered upon arrival or left while awaiting sailings or flights.
  4. Meal Times Breakfast between 8.30 am - 9.00am daily
  5. Disabled Persons please note we have a flight of steps up to the Guesthouse.
  6. We do not take children under eight years of age.
  7. We operate a strict “No Smoking” policy.
  8. We regret we are unable to take pets.
  9. We are legally entitled to charge up to two-thirds of the cost of the holiday booked, if the holiday cannot be re-sold.  In addition it is not uncommon in summer, for flights and sea crossings to be cancelled because of low cloud, fog, or rough weather.  We therefore strongly advise guests to cover such eventualities by obtaining travel insurance.  No allowance can be made for meals missed or not taken.
  10. In the event of non-arrival on the day owing to transport cancellations or delays, the full tariff will be charged.
  11. Settlement of Accounts is to be made by cheque or cash, we do not accept credit cards.
